Found a floor plan that is almost right? You do not need to start over or pay for a full custom design. Nearly every house plan in our store can be modified to fit your family, your lot, and your budget. Here is what can be changed, how it works, and what to think about before you order.
What can be changed on a house floor plan?
More than most people expect. Our designers work from the original drawings, so structural logic stays intact while the layout adapts to you. These are the most common floor plan modifications we handle:
Turn a flex room into a third bedroom, or open two small rooms into one primary suite.
Add a half bath near the entry, expand a shared bath, or convert a closet into an en suite.
Move interior walls, widen hallways, or shift the kitchen island for better circulation.
Add a slider to the deck, enlarge living room windows, or relocate the front entry.
Switch a gable to a shed roof, adjust the pitch, or add dormers for loft light.
Move appliances, extend counters, add a pantry, or open the kitchen to the living area.
Attach a 1, 2, or 3 car garage, or convert garage space into living area.
Extend a covered porch, add a rear deck, or wrap a porch around a corner.
Stretch a plan from 28'×32' to 28'×36', or trim width to fit a narrow lot.
Flip the entire layout so the garage, entry, and views sit on the correct side for your lot.

How the modification process works

Email your purchased plan and a simple markup of your changes. A photo of hand-drawn notes on a printout works fine.

A designer reworks the layout and sends drafts. Unlimited revisions are included before you finalize.

Approve and receive files
The updated set is delivered by email as print-ready PDF and editable CAD, typically within 7 to 10 days.

A modification is not a single edited page. The full drawing set is updated so everything stays consistent for your builder, your lender, and your quotes.

Popular reasons owner-builders modify a plan
A mirrored or reversed plan is the fastest fix when the garage or the view sits on the wrong side. The layout stays identical, just flipped, and the full set is redrawn so dimensions read correctly.
A plan drawn on a slab can be converted to a crawl space, basement, or pier and beam foundation to suit your soil, slope, or climate.
Adding a bedroom, home office, or garage bay is often far cheaper as a modification than jumping to a larger plan.
Moving fixtures, extending counters, or opening a wall between the kitchen and living space are quick edits that make a stock plan feel custom.
Before you modify: three things to know
You need to own the plan first. Modifications are made to plans purchased from our store. Browse all floor plans or start with our newest designs if you have not picked one yet.
Local review is still required. Modified plans are professionally drawn but not engineer stamped. Building codes vary by state and county, so have a local engineer or architect review the final plan before you apply for permits.
Bigger is not always better. Think about heated square footage, not just footprint. Covered porches and unfinished areas do not count toward conditioned space, and keeping heated area efficient is the single biggest way to control build cost.

Frequently asked questions
Can any house plan be modified?
Nearly every plan in our store can be modified, from tiny cabins to full-size farmhouses and barndominiums. Structural changes like removing load-bearing walls are reviewed by a designer first so the plan stays buildable.
How long does a floor plan modification take?
Most modifications are delivered in 7 to 10 days after we receive your plan and sketch. Priority turnaround is available on request.
How many revisions are included?
Unlimited layout revisions are included before you approve the final design. The plan is not finalized until you say it is right.
What file formats do I receive?
You receive a print-ready PDF set and editable CAD files, delivered by email after approval.
What if my changes turn out bigger than expected?
After you order, a designer reviews your sketch and confirms the final scope by email before any extra work begins. Nothing is drafted until scope is agreed.
Will the modified plan pass permits in my state?
The updated set is drawn to professional standards, but permit requirements vary by location. Most jurisdictions require review or a stamp from a locally licensed engineer or architect, which we recommend for every build.
Can you modify a plan I bought from another website?
No. Modifying another designer's copyrighted plan creates a derivative work that infringes their copyright. We modify plans purchased from Home Plan DIY, which include modification rights.
