About this house plan

This 24'x28' modern cabin house plan with loft delivers approximately 897 sq ft of living space in a two-story layout that pairs a dramatic glass gable front with a full-width covered deck, making it one of the most light-filled small cabin designs you can build under 900 square feet. The open-concept main floor and drilled pier foundation make it equally at home on a level lot or a sloped, hard-to-build site.

Step inside and the 14'2" x 14'4" living room flows directly into the 8'6" x 14'4" kitchen, with the double-height glass gable pulling natural light deep into the space. The ground floor bedroom measures 13'4" x 12'2" and includes a 2'6" x 6'6" closet, while the 9'0" x 6'6" full bathroom fits a tub and a dual sink vanity. A 4'2" x 5'4" laundry and utility room keeps the mechanicals out of the living space. Upstairs, the 18'0" x 12'6" open loft bedroom overlooks the living area below, and out front, a 22'10" x 5'5" covered deck runs the full width of the cabin with entry stairs.

Construction is straightforward for a first build: 2x4 stud wall framing with 2x10 floor joists over a drilled concrete pier foundation, which uses sixteen 10" diameter piers and suits sloped, rocky, or flood-prone sites where a slab is impractical. The gable roof frames with 2x10 rafters and a 2x12 ridge board, topping out at 22'8" overall, and the envelope pairs lap siding over house wrap with black corrugated metal roofing and cedar accents. The drawing set details multiple insulation assemblies, so you can adapt the build to cold or mild climates.

This plan works hard in a lot of roles. It's a natural fit as a backyard ADU or guest house, a short-term rental cabin that photographs well and sleeps two couples across the bedroom and loft, a low-maintenance downsizer home, or a weekend retreat. First-time owner-builders like it because the rectangular footprint, simple gable roof, and pier foundation keep the framing forgiving and the site work minimal, and the included material list means your lumber yard can price the whole build before you break ground.

Plans are drawn to California residential codes and are not engineer-stamped for other states. Building codes, snow loads, and wind requirements vary by location, and many jurisdictions require a licensed local engineer or architect to review and seal drawings before permitting. Please check with your building department before purchasing, and have your local engineer verify foundations, spans, and framing details for your site.

Building codes & your state

Please read before ordering. Our plans are drawn to 2021/2022 IRC standards. They do not include site-specific earthquake seismic or wind engineering (CA, OR, WA, NV residents take note). Coastal GA, SC & NC may require hurricane/wind engineering. Many states (incl. FL, NY, NJ, CO, PA and others) may require a locally licensed engineer or architect to review and seal plans before permitting. Call your local building department before placing your order, and remember our editable CAD files are designed to make that local review fast and inexpensive. Need help? Our engineering-stamp coordination service connects you with a licensed professional in your state.
