About this house plan
This 44'x25' modern farmhouse floor plan delivers 1,100 sq ft of single-story living with two bedrooms, two full bathrooms, and a split-bedroom layout that puts real distance between the master suite and the guest room. The rectangular footprint sits comfortably on narrow, shallow, or infill lots where a wider design simply will not fit, and because everything lives on one level, there are no stairs to work around at any point in the home.
Inside, the front of the house opens up completely. The living room measures 12'10"x11'10" and flows directly into an 18'x11'10" kitchen and dining area with room for a six-seat table, a full range and sink run, and generous counter space along the back wall. The master suite anchors the east end with a 12'8"x11'10" bedroom, an 8'4"x6'8" walk-in closet, and a 12'8"x8' master bath featuring a double vanity, separate toilet area, and tub. Bedroom 2 sits at the opposite end at 10'2"x12' with its own closet and quick access to the second full bath, which measures 7'8"x5' and includes a tub. Between the two zones you get a 9'6"x8' drop zone and mud room with a built-in bench, cubbies, a coat closet, and washer and dryer hookups, plus a 5'10"x2'8" central storage closet and a dedicated linen closet.
Construction runs on 2x6 exterior stud framing with insulated walls, 2x10 floor joists and rim joists, and 2x10 and 2x6 rafters carrying a gable roof that peaks at 16'5" above the ground floor with a lower roof extension at 13'8". Interior ceilings are set at 9'9", which is unusually generous for a home this size and a large part of why the open living area feels bigger than the square footage suggests. The foundation detail uses concrete footings and piers with treated sill plates, rigid board insulation, damp proofing, a capillary break, perforated perimeter drainage, and an under-slab vapor barrier. The exterior is finished in 7" lap siding over housewrap and sheathing with a black corrugated metal roof, and the drawing set includes five different unvented attic insulation assemblies so you can match the approach your climate zone and inspector prefer.
