This 22'x25' modern cottage house plan delivers 730 sq ft of heated living space across a story and a half, with two fully enclosed bedrooms and a covered front porch. Unlike most small cabin plans in this size range, the upstairs is a real bedroom with walls, a door and a closet, reached by a full straight-run staircase rather than a ladder. That distinction is what makes this plan work as a permanent home, a two-bedroom rental, or an ADU rather than a weekend cabin.

The ground floor holds 550 sq ft. An open living and kitchen volume runs across the front, with a 13'0"x10'0" living room under a double-height ceiling and a 60"x60" picture window, and a 10'0"x8'0" kitchen with a counter run, sink, range with vent hood and a refrigerator alcove. A 4'6"x4'0" walk-in pantry sits beside it. The ground floor bedroom measures 10'0"x12'6" and fits a queen bed with a walk-through closet. The bathroom is 8'0"x5'9" with a shower, toilet and vanity, and a 2'6"x3'3" laundry closet takes a stacked washer and dryer. Upstairs, the 180 sq ft loft level contains a 13'6"x10'6" bedroom with its own closet and a built-in desk nook at the landing. The 16'0"x6'0" covered porch adds 96 sq ft of outdoor living.

Construction is deliberately conventional so an owner-builder can price and manage it. The foundation is a 6" reinforced concrete slab on grade with spread footings and 6x6 posts, which is faster and cheaper than pier and beam on a level lot. Walls are wood stud framing with insulated cavities and energy efficient windows. The roof is a 12:12 gable standing 23 ft to the ridge, with a 3:12 shed roof over the porch and an unvented attic assembly carrying insulation above the roof deck and in the rafter cavity. Pressure-treated sill plates anchor with 5/8" bolts at 4 ft on center.

At 730 sq ft with a 550 sq ft footprint, this plan sits inside the size caps most ADU ordinances set, and the compact 22x25 footprint clears rear-yard setbacks that defeat wider designs. The two-bedroom layout means it rents as a two bedroom rather than a studio, which changes the return on the build.
