About this house plan

This 30'x30' modern cottage house plan delivers 900 sq ft of single-story living wrapped in a clean, low-pitch cabin silhouette, pairing an open great room with a full-width covered front porch that stretches the entire 30 ft face of the home. The square footprint keeps foundation and framing costs down while the layout gives you everything a small home needs: two real bedrooms, a large bathroom, and a kitchen built for actual cooking.

Inside, the 10'3"x17'6" living room anchors the front of the home with a fireplace and TV wall, opening directly into a matching 10'3"x17'6" kitchen with island seating and a vent hood, so the whole social zone reads as one bright 35 ft wide space. Both bedrooms measure 13'6"x11'6", each with its own 2'x5'6" closet, and they share an 8'6"x11'6" full bathroom that is unusually generous for a home this size. A dedicated 8'6"x5' mechanical room houses the water heater and 200A electrical panel, keeping utilities out of your living space, and the 30'x8' covered porch adds 240 sq ft of outdoor living beyond the heated area.

Construction is deliberately simple for owner-builders and small crews. The home sits on a 6" concrete slab with perimeter footings, framed in standard wood studs with insulated walls, pressure-treated sill plates, and 5/8" anchor bolts. Engineered roof trusses carry a 3/12 low-slope modern roofline over both the house and porch, and the total building height of 19 ft keeps it easy to permit in height-restricted areas. Energy-efficient windows, GFCI-protected circuits, hardwired smoke and CO detectors, and water-conserving plumbing fixtures are specified throughout the complete working drawing set, which includes floor plan, foundation, wall layout, roof framing, all four elevations, sections, door and window schedules, kitchen and bathroom details, electrical, plumbing, and a material list. CAD files are provided with the plan so your local designer can adapt the drawings to your site.
