About this house plan

This 35x35 hilltop house plan is designed for sloped lots, with 1,225 sq ft of heated living space and a drive-under garage tucked neatly into the hillside. The main level centers on an open concept living and kitchen area that flows out to a wraparound deck, joined by two bedrooms, a full bath with double vanity, and a dedicated laundry.

Upstairs, the primary suite occupies the loft level with its own bath, walk-in closet, and a flexible loft landing that overlooks the living room below through a vaulted, open-to-below design. The daylight basement rounds out the home with a fourth bedroom, a third full bath, a utility room, and a 33 ft wide garage with room for two vehicles.

Every set is drawn to current IRC standards and arrives as an instant download with print-ready PDF sheets and editable CAD files, covering floor plans, elevations, sections, framing, electrical, plumbing, and a complete material list. The editable CAD files make local engineering review fast and affordable if your state requires it.

Building codes & your state

Please read before ordering. Our plans are drawn to 2021/2022 IRC standards. They do not include site-specific earthquake seismic or wind engineering (CA, OR, WA, NV residents take note). Coastal GA, SC & NC may require hurricane/wind engineering. Many states (incl. FL, NY, NJ, CO, PA and others) may require a locally licensed engineer or architect to review and seal plans before permitting. Call your local building department before placing your order, and remember our editable CAD files are designed to make that local review fast and inexpensive. Need help? Our engineering-stamp coordination service connects you with a licensed professional in your state.
