About this house plan

This 32-foot by 32-foot 6-inch modern cottage floor plan delivers 1,040 square feet of vaulted living space anchored by an open living and dining room with a cathedral ceiling. The layout keeps the kitchen, living, and dining areas connected while tucking both bedrooms down a quiet hallway for privacy.

The vaulted living and dining room measures 12'0" x 22'0" and sets the tone for the whole home, with a cathedral ceiling that makes the compact footprint feel much larger than its square footage suggests. The kitchen runs 12'0" x 9'2" and opens directly into that living space. Bedroom 1 is 11'4" x 11'6" and Bedroom 2 is 11'4" x 9'11", both with their own closets, sharing a 4'11" x 8'0" full bathroom. A dedicated laundry nook and walk-in pantry round out the interior. Outside, a 19'7" x 7'5" covered front porch and a 15'10" x 9'8" covered back porch give you shaded outdoor space on both ends of the home.

Construction is straightforward: wood stud framing with 2x6 exterior walls sits on a pier and beam foundation with drilled concrete piers and footings, a strong choice for sloped, raised, or crawl-space sites where a slab isn't practical. Roof framing details show multiple rafter options so your builder can match local insulation and code requirements, and the wall assembly includes a documented rain screen and air sealing detail for long-term durability. Ceiling height at the vaulted peak and standard 8' walls throughout keep the interior feeling open without adding unnecessary framing cost.

This plan works well for owner-builders and first-time builders looking for a manageable footprint, for anyone building a rental or guest cottage on an existing property, and for downsizers who want real square footage without a large maintenance burden. The open living space and covered porches also make it a strong fit for accessory dwelling unit projects where outdoor living matters as much as interior space.

As with all Home Plan DIY plans, this design is provided for planning purposes and is not sealed or engineered by a licensed architect. Many jurisdictions require professional review before permitting, so confirm requirements with your local building department and a licensed engineer before construction begins.

Building codes & your state

Please read before ordering. Our plans are drawn to 2021/2022 IRC standards. They do not include site-specific earthquake seismic or wind engineering (CA, OR, WA, NV residents take note). Coastal GA, SC & NC may require hurricane/wind engineering. Many states (incl. FL, NY, NJ, CO, PA and others) may require a locally licensed engineer or architect to review and seal plans before permitting. Call your local building department before placing your order, and remember our editable CAD files are designed to make that local review fast and inexpensive. Need help? Our engineering-stamp coordination service connects you with a licensed professional in your state.
