About this house plan

Everything you need on one floor, nothing you don't. This 2,360 sq ft modern farmhouse puts an open great room, kitchen, and dining space at the heart of the home, with clerestory windows above pulling natural light deep into the living area. A full width 59 foot covered front porch runs across the entire front of the house, and a detached 24x24 two car garage sits behind it.

Who this plan is for

Downsizers and retirees who want single level living without stairs. Owner builders looking for a complete, buildable drawing set. Remote workers who need a real home office, not a converted closet. Anyone building a forever home where aging in place matters.

The layout

The primary suite occupies its own wing with a 17'7" x 14'1" bedroom, a 12'2" x 9'10" bath, and a 12 foot walk in closet. On the opposite side, a second bedroom and full bath give guests or family their own space. Between them: a 21'8" x 13'8" great room, a 12'5" x 12'2" kitchen with walk in pantry, a 9'3" x 17' dining area, a 17'7" x 6' home office, and a mud room with laundry positioned off the garage side entry to catch everyday mess before it reaches the living space.

What's included in your download

A complete working drawing set as a printable PDF on A3 sheets: cover sheet with project data, general construction notes, fully dimensioned floor plan, slab foundation plan with load bearing walls, sections, ceiling and roof outlines, all four exterior elevations, door and window schedule, kitchen and bath details, rafter details with five attic insulation options, wall and window installation details with complete flashing sequence, foundation and footing details, framing details, electrical plan with fixture legend, plumbing plan, and a full material list your builder or lumber yard can use for accurate pricing.

Important notes

This is a digital product; no physical item ships. Plans are drawn to California residential codes and are not sealed or engineered for other states. Most jurisdictions require review by a local engineer or building official before permitting, so check with your building department before purchasing. Building codes & your state

Please read before ordering. Our plans are drawn to 2021/2022 IRC standards. They do not include site-specific earthquake seismic or wind engineering (CA, OR, WA, NV residents take note). Coastal GA, SC & NC may require hurricane/wind engineering. Many states (incl. FL, NY, NJ, CO, PA and others) may require a locally licensed engineer or architect to review and seal plans before permitting. Call your local building department before placing your order, and remember our editable CAD files are designed to make that local review fast and inexpensive. Need help? Our engineering-stamp coordination service connects you with a licensed professional in your state.
