About this house plan

This 63' x 42' modern farmhouse house plan delivers 1,295 sq ft of heated living space across a 1.5-story layout, with a private loft level and an attached 2-car garage. Board-and-batten siding, a stone-look base, and a covered front porch give the exterior a modern farmhouse look, while the floor plan itself stays open and practical on the main level.

The ground floor opens into a 229 sq ft living room and 157 sq ft kitchen that share one open space, with a 30 sq ft foyer at the front entry. A 24 sq ft pantry and 32 sq ft laundry room sit off the kitchen, and a 118 sq ft bedroom with a 33 sq ft closet shares the main floor with a 56 sq ft full bathroom. A 156 sq ft covered patio and deck extends off the back of the living area. Upstairs, a real interior staircase, not a ladder, leads to two loft bedrooms, 138 sq ft and 162 sq ft, each with its own closet and separate storage room, plus a 64 sq ft loft bathroom and a small loft foyer. The attached garage is built in two bays, a 625 sq ft two-car bay and a 330 sq ft single bay, for 970 sq ft of covered parking and storage.

Structurally, the house sits on an elevated pier and footing foundation, which handles sloped or uneven building sites better than a standard slab. Walls are wood stud framing with insulated exterior walls, and the roof is framed with 9 inch wood rafters under asphalt shingle roofing, with slopes ranging from 3:12 to 9:12 across the different roof planes. Overall building height runs 24 ft to the roof ridge.

This layout works well for owner-builders who want a manageable, buildable footprint without giving up a real garage or a private upstairs retreat. It suits a vacation or seasonal cabin, a full-time home for a couple or small family, or a rental property where a garage and two full bathrooms are a real draw.
