About this house plan

This 45'x26' single story modern farmhouse house plan delivers 1,170 sq ft of conditioned living space across three bedrooms and two full baths, with full-width covered porches on both the front and rear elevations. The split-bedroom layout keeps the master suite on its own wing, and clerestory windows above the main living area lift the interior well past the 9 ft ceiling line, so a compact footprint reads far larger from the inside than the numbers suggest.

Inside, the kitchen runs 17'4" x 12'6" and opens directly into a 17'4" x 10'11" living room, forming one continuous social space across the middle of the home with the front door and rear porch door on the same axis for cross ventilation. The master bedroom measures 14' x 15' and connects to an 8' x 11' ensuite bath with a separate shower and soaking tub, plus a 5'7" x 5' walk-in closet.
