About this house plan

This 41'x30' modern cottage floor plan delivers 1,230 sq ft of single-story living with a striking flat-roof profile, clerestory windows, and full-height glass openings that pull daylight deep into every room. With three bedrooms and two full baths arranged around an open living core, it's a one-level layout built for how people actually live: no stairs, no hallway maze, no wasted square footage.

The floor plan splits cleanly into three zones. At the center, a 14'x16'9" living room flows straight into the 14'x12' dining and kitchen area, forming one bright, connected space that runs the depth of the house and opens to the front deck through glass panel doors. The master suite occupies its own wing with a 12'7"x16'9" bedroom, a private 5'1"x12' bathroom, and a genuine 7'1"x5'8" walk-in closet. On the opposite side, two more bedrooms at 13'x12' and 13'x11'4" share a 9'1"x5' full bath, each with its own closet, and a 7'1"x5'11" laundry room with adjoining mechanical space keeps utilities out of the living areas.

Construction is straightforward stick framing that any residential crew can build. Walls are 2x4 wood studs with batt insulation and rigid exterior insulation options, floors run on 2x10 joists over treated sill plates, and the low-slope roof uses 2x10 and 2x6 rafters with five fully detailed unvented attic insulation assemblies to choose from. The drawings include an insulated foundation wall detail with perimeter drainage and vapor barrier, cedar rain-screen siding details with vented furring, metal roof cladding specs, and step-by-step window installation flashing sequences. Overall building height is 18'5" with the roof plane at 14', giving the home its clean, grounded modern silhouette.
