Single-Story Modern Barndominium House Plan with Two Full-Length Porches

This modern barndominium house plan puts 1,395 sq ft of easy, single-level living inside a clean 45 ft x 31 ft gable form with a standing-seam style metal roof. Two covered porches, each running the full 45 ft width of the home, wrap the front and back so you get shaded outdoor living on both sides of the house all day long.

What is the layout like?

The heart of the home is a 17'6" x 20' open kitchen and living area with space for a full dining table and generous seating. Twin lobby entries connect the great room to both porches, which creates natural cross ventilation and a true indoor-outdoor feel. Down the private wing you'll find two bedrooms (15' x 9'9" and 11' x 9'9"), a full bathroom with tub, a half bathroom for guests, and a dedicated technical room for mechanical equipment, a detail most small plans skip. With no stairs anywhere, this layout works beautifully for aging in place, first-time builds, guest houses, and short-term rental properties.

The included material list lets your builder or local lumber yard price the project accurately before you break ground.

Construction specifications

The plan specifies wood stud framing with insulated wall, floor, and ceiling assemblies, 2x10 rafter roof framing under metal cladding, rain-screen cedar siding details, and insulated foundation details with perimeter drainage. Electrical drawings include GFCI protection, a 240V receptacle, and hardwired interconnected smoke and CO detectors. Plumbing drawings specify copper supply lines, PVC Schedule 40 drain and vent piping, and 1.2 GPM low-flow faucets. Plans are drawn to California residential code standards with wind loads per ASCE 7-16.
